 Prism Properties & Development- Tenant Rental Application Information Page

Thank you for your interest in one of our rental properties! Please review the list below for important information to consider when applying for one of our properties as well as items needed to submit your application.  Once your complete application is submitted, we will follow-up within the next business day to confirm your information.

  1. Our properties are advertised with the earliest possible move-in availability date. Please do not apply for a property that is not available for your particular move date or timeframe. 
  1. We process one application at a time, on a first come, first serve basis for each property.   
  1. Our office must receive all required information, fees, and documents for application processing to begin. We do not consider partial applications as 'Application Received' therefore; they do not have processing priority. 
  1. While we prefer you to view the property in person before you apply, we understand relocation situations do not always afford this opportunity. If you are interested in applying and have not toured the inside of the property in person, please call our office to inquire about our 'Site Unseen' policy before submitting an online application. 
  1. Applications take 2-3 business days to complete processing. Please note that application processing time may be delayed due to the timeliness of responses from Employers and previous Landlords/Property Managers. 
  1. Our Property Managers perform Quarterly Inspections of every property. There are no exceptions; Quarterly Inspections are part of the lease contract, and tenants are given reasonable notice of upcoming Inspection dates.  
  1. The Application Fee is a $60 non-refundable fee for each applicant 18 years of age and older. Application Fees are accepted via Cash; Checks made out to Prism Properties & Development, or payment through PayPal under the email address 
  1. A complete background check including credit, criminal, rental/eviction verification and employment verification is required for anyone financially responsible for the property. A criminal background check is required for anyone 18 or older that will be living in the home; there are no exceptions.   
  1. Financially Responsible Applicants must provide two (2) current pay stubs or a current Employment Offer Letter and a copy of valid Driver’s License or valid Government Issued ID with the application. Please email all required documentation to

  3. A picture of pet(s) and current vaccination record must be submitted with the application, please email all required documentation to There is a $10/pet processing fee due with the application. If you are unsure whether pets are allowed or if you have a pet that might be on a breed restriction list, please contact us to verify before you submit your application. There are additional pet fees; please call us to inquire. 
  4. Effective 2/1/17- We require tenants to carry Renter's Insurance coverage for the duration of their lease. Proof of insurance coverage is required to move in. Please contact our office for more information.
